. . <br />Resolution No. PC-2002-17 <br />Page 3 <br />Exhibit "B" <br />Conditions of Approval <br />PUD-02-2m <br />All conditions of Case PUD-02 and PUD-02-1M shall remain in full force and effect <br />except as modified by this approval. <br />2. The construction-timing deadline for the "Office Development Plan" portion of the "Bernal <br />Property PUD" shall match that of the "Development Agreement" entered into between the <br />City of Pleasanton and GHC Bernal Investors LLC covering the "Bernal Property PUD." <br />This condition shall supersede Condition No. 2, Page 1 of 12 of the "Conditions of <br />Approval for the Office Development Plan" (PUD-02, Ordinance No. 1814). <br />3. The project developer shall submit a waste generation disposal and diversion plan to the <br />Building Department prior to issuance of building or demolition permits. The plan shall <br />include the estimated composition and quantities of waste to be generated and how the <br />project developer shall recycle at least fifty percent (50%) of the job site constmction and <br />demolition waste. Proof of compliance shall be provided to the Director of Building <br />Inspection prior to the issuance of a final building permit. During demolition and <br />construction, the project developer shall mark all trash disposal bins "trash materials only" <br />and all recycling bins "recycling materials only." The project developer shall contact <br />Pleasanton Gazbage Service for all waste disposal. Only that portion of trash and recycling <br />waste refused by Pleasanton Garbage Service will be disposed of or diverted by another <br />trash/recycling company. <br />4. The site shall be hydro seeded or other options considered addressing the visual impacts <br />of the vacant site during the interim period prior to constmction. <br />5. At the time the applicant submits plans for the annual review of the plan check approval, <br />the Planning Director shall review those plans to determine if any new City <br />policies/programs developed during the past yeaz can be incorporated into the project <br />without resulting in major changes to the project. The Planning Director shall then <br />forward a copy of this action to the Planning Commission who will then have 15 days to <br />request that the matter be scheduled for its review at a public hearing. If there are no <br />appeals or the Planning Commission grants approval, the plan check can be completed <br />and it will be good for one year. <br />(end) <br />
