<br />Commissioner Sullivan believed the open space plan should be reworked, and did not <br />believe the pie chart was an adequate representation. Commissioner Sedlak agreed. <br /> <br />Chairperson Maas noted that the pie chart showed a different FAR than the 67% cited in <br />the presentation. <br /> <br />Regarding the sufficiency of the presentation regarding visual impact, Commissioner <br />Sullivan did not believe it met that standard. <br /> <br />Chairperson Maas agreed with that opinion, and noted that story poles would be <br />necessary. <br /> <br />Commissioner Sullivan believed that some demarcation of the building placement would <br />be valuable. <br /> <br />Commissioner Roberts supported the creation of computer-generated photomontages to <br />provide more details of views of the site; the Commission concurred. <br /> <br />Regarding the issue of height and massing, the Commission was unanimous in its <br />assessment that it was not appropriate or acceptable as proposed. <br /> <br />Regarding the question whether massing changes should be made, the Commission was <br />unanimous in its assessment that changes must be made. <br /> <br />Commissioner Sullivan believed that the height of the building should not be higher than <br />those of the surrounding residents' homes. <br /> <br />Commissioner Roberts noted that some homes were quite low, and added that many <br />homes on Angela and Clinton were one story. <br /> <br />A discussion of grading ensued. The Commission felt that the site should be lowered as <br />much as possible and that a berm should be used around the site. <br /> <br />Regarding the design of the building, Chairperson Maas noted that there was nothing <br />about the design that seemed interesting. <br /> <br />Commissioner Roberts did not see enough detail to determine whether it was interesting <br />and had sufficient detail. <br /> <br />Commissioner Sedlak noted that it was difficult to see the elevation in context because it <br />was placed on two different pages. <br /> <br />Chairperson Maas would like to see a more residential design to blend with the <br />neighborhood. <br /> <br />PLANNING COMMISSION MINUTES <br /> <br />December 11, 2002 <br /> <br />Page 22 <br />
