PCUP-62, Huntineton Learning Center <br />Application for conditional use permit to operate a private school/tutorial service <br />in an existing building located at 4855 Hopyard Road in the Gateway Square <br />Shopping Center. Zoning for the property is PUD-I/C-O (Plarmed Unit <br />Development) - Industrial/Commercial-Office District. <br /> <br />Mr. Iserson summarized the staff report, and described the scope of the project and the <br />learning center operations. Staff believed that the facility would be appropriate from a <br />land use perspective, and that it would be a good fit with the other businesses in the <br />shopping center. The nearest residence was nearly 1,000 feet away, and there would be <br />no impacts from the facility. All school operations would occur inside the building, and <br />no outdoor activities would take place. <br /> <br />Staff noted that as a condition of approval, the applicant would ensure that the students <br />did not loiter or make loud noises before or after their classes. An informal parking study <br />was performed, and it was determined that the parking in the shopping center was more <br />than adequate. The students under 16 would be dropped off, and would not drive <br />themselves to the learning center.
