Vestin2 Tentative Subdivision Map 7372, City of Pleasant on <br />Application for a vesting tentative subdivision map to subdivide 345.8 acres into <br />34 new buildable lots plus three sites for the existing property owners; land to be <br />set aside for wetlands' mitigation, butterfly habitat, and land to be conveyed to the <br />City of Pleasanton for the Municipal Golf Course; and miscellaneous public and <br />private infrastructure improvements including a municipal water tank, sanitary <br />sewer pump station, and storm water detention ponds. The subject property is <br />located in the Happy Valley Specific Plan Study Area approximately 500 feet <br />northeasterly of the junction of Happy Valley Road and Alisal Street, and is <br />prezoned PUD (Plarmed Unit Development) - SRDR, GC, LDR, and AlOS <br />(Semi-Rural Density Residential, Golf Course, Low Density Residential, and <br />Agriculture/Open Space) district. <br /> <br />Mr. Iserson summarized the staff report, which was combined with Item 6.b. <br /> <br />,.- <br /> <br />Commissioner Sullivan moved to approve Vesting Tentative Subdivision Map 7372 <br />as recommended by staff, subject to Exhibit B, Draft Conditions of Approval, with <br />the following modifications: <br />. adding a condition that staff undertake a feasibility study of all potential <br />alternatives for a permanent by-pass road to the golf course prior to <br />completion of the project; <br />. directing staff to take an aggressive approach to completing the feasibility <br />study which shall take no more than six months to complete; <br />. requiring that no occupancy of the houses shall be permitted nor shall the <br />golf course open for business until the City Council makes a decision on the <br />issue of the by-pass road alternative, and once the decision is made, <br />construction of the by-pass road shall be expedited; and <br />. adding the two standard conditions regarding the requirements for green <br />building and making the houses photovoltaic-ready. <br />Commissioner Kameny seconded the motion. <br /> <br />ROLL CALL VOTE <br /> <br />AYES: <br />NOES: <br />ABSTAIN: <br />ABSENT: <br /> <br />Commissioners Kameny, Maas, and Sullivan <br />None <br />None <br />Commissioners Arkin and Roberts <br /> <br />Resolution No. PC-2002-56 was entered and adopted as motioned. <br /> <br />Commissioner Kameny advised that page 8, Finding #1 ofItem 6.b. contained a <br />typographical error.
