Zoning for the property is PUD-I/C-O <br />(Planned Unit Development) - Industrial/Commercial-Office District. <br /> <br />Mr. Iserson presented the staff report. He noted that it would occupy approximately 2,600 <br />square feet of the unoccupied 5,000 square feet on the first floor. In some respects, the <br />project was a traditional medical office use in that children and adults would receive <br />speech therapy in the office. The conditional use permit was required because group <br />sessions for children would be held, including instruction therapy and preschool groups. <br /> <br />Staff examined this use with regard to the possible impacts resulting from the group <br />sessions. Children between the ages of 18 to 36 months would attend the group sessions. <br />The facility would be open between 8 a.m. and 5 p.m. Monday through Friday, and a <br />half-day on Saturday. The group sessions would be approximately two-and-a-halfhours <br />long, and approximately sixteen children would be in attendance. The children would be <br />dropped off and picked up by their parents, which would eliminate a major parking issue. <br />Staff would consist of six to eight people for the use. <br /> <br />Staff noted that there was shared parking with the building next door, and that there was <br />more parking on the site than required by Code. The applicant would add two additional <br />spaces for drop-off and pick-up by the parents.
