<br />/""' <br /> <br />Staff believed that the screening could be accomplished, it would be safer, and there <br />would be better access to Vineyard. <br /> <br />Mr. Pavan clarified some of the features on the plan for the Commissioners. A discussion <br />of the subdivision features ensued. <br /> <br />In response to an inquiry by Commissioner Kameny, Mr. Pavan replied that if Hahner did <br />not agree to the proposal, one possibility was that construction on that lot could not <br />proceed until some access was provided across Hahner to B Street. Alternatively, if the <br />applicant were able to work out an arrangement with Mr. Hahner to construct the shared <br />driveway, they would be reimbursed by the future developer of the Hahner site. Staff <br />recommended that access be precluded. <br /> <br />THE PUBLIC HEARING WAS OPENED. <br /> <br />COMMENTS FROM THE APPLICANT <br /> <br />John McCurdy noted that he would be available for questions. He noted that he came to <br />own the property recently, and because Mr. Costas was gone, he did not need the big lot <br />any more. He added that the other two lots on Lot 6 encroached on the Hahner property, <br />and Mr. Hahner wanted immediate compensation. <br /> <br />/""' <br /> <br />Michael Roush advised the lots did not encroach and that there would be a lot line <br />adjustment so that the lots would have included a portion of the Hahner property. IfMr. <br />Hahner decided not to move ahead, Mr. McCurdy is stating that because he could not <br />count on that, he would like to revise the portion south of the new vineyard into one lot. <br /> <br />In response to an inquiry by Chairperson Maas, Mr. McCurdy replied that they would <br />like to follow City guidelines for building the homes, and that he preferred two story <br />houses. <br /> <br />In response to an inquiry by Commissioner Arkin, Mr. McCurdy replied that the house on <br />the Costas will be gone. He noted that there is currently a tenant on the property, and that <br />they were preparing to start work, including grading by PG&E. <br /> <br />Chairperson Maas commended the applicant for taking this project on. <br /> <br />Mary Roberts, 1666 Vineyard Avenue, noted how hard Brian Swift has worked with the <br />residents so that they may go directly across the Old Vineyard with the least disruption to <br />the trail as possible. She did not believe adding any other access to the Old Vineyard, <br />which will be a trail, would be worthwhile at all.
