MATTERS CONTINUED FOR DECISION <br /> <br />Jerry Iserson advised that Item 6-e would be continued to the meeting of June 26, 2002. <br /> <br />6. PUBLIC HEARINGS AND OTHER MATTERS <br /> <br />a. <br /> <br />Work Study Session for PUD-18/PGPA-4/PGM-6, Ponderosa Homes <br />Application to construct a 1 92-lot single-family residential subdivision, a l72-unit <br />senior apartment project, and a 5.79-acre church facility; and to designate an <br />approximately 20-acre public school facility site on the approximately 92-acre <br />property, commonly referred to as the Busch Property, located at the eastern <br />terminus of Mohr Avenue. <br /> <br />r- <br /> <br />Mr. Iserson presented the staff report, and noted that the series of workshops were being <br />held in order to guide the development process on the site. He described the proposal, and <br />advised that the Housing Commission approved the affordable housing agreement <br />associated with the project on June 20. The Commission recommended a fee waiver on <br />the lower income units and deferred waiving the park dedication fee to the Planning <br />Commission. The Housing Commission recommended a mix of senior units of one-and <br />two bedroom units. <br /> <br />Commissioner Arkin inquired how the five-year option for the school was reached and <br />what would happen if the school did not execute its option. <br /> <br />Mr. Iserson replied that if the five-year option was not executed, he believed that <br />Ponderosa would like to propose additional housing for the property. He added that the <br />five-year option was part of the agreement that they reached, and was estimated to be the <br />amount oftime the school needed to make a determination. <br /> <br />In response to Commissioner Arkin's question whether the City was involved in that <br />agreement, Assistant City Attorney Larissa Seto replied that the City may want to <br /> <br />r- <br /> <br />PLANNING COMMISSION MINUTES <br /> <br />June 26, 2002 <br /> <br />Page 2 <br />
