r-

Commissioner Kameny
thinks the basic designs as shown look good
wants to look at the details for the rear and side elevations

Commissioner Arkin
would be disappointed if items came back and the Commission lowered jts standards, and
then there was a big building boom next year. If reductions are granted, he would like to
be able to reinstate those requirements if the housing demand increases.

Commissioner Sullivan
would like an analysis of the size of the houses

Commissioner Arkin
has no problem with the modification to the pitch of the roof

Commissioner Sullivan
wants to see the house designs that were approved for the other projects to see if there is a
significant difference

Front Yard Landscaping

Chairperson Maas
has no problem with lawn in the front yards

r-

Chairperson Maas suggested that the Planning Commission have a field trip to the site. Ms.
Kline suggested that Greenbriar have the streets and lots sites staked to delineate their location.
Chairperson Maas requested that story poles be provided to show the height of the houses.
Commissioner Sullivan stated that he would like to see the same conditions related to requiring
the homes to be pv-ready and the integrated pest management program that were placed on
Centex and Halmer, placed on this project.

Commissioner Arkin advised that he believes the implementation of the "summer breeze
program" would more than make up for the pv-ready requirement, and it may make more sense
to include this program. Commissioner Sullivan stated that he is willing to look at the options,
but the Centex and Halmer projects are the baseline and represents what has been established for
everybody. He noted that he would like to talk about both issues.

7. MATTERS INITIATED BY COMMISSION MEMBERS

Commissioner Kameny noted that he would not be in attendance at the next meeting.
Chairperson Maas and Commissioner Roberts indicated that they would also not be in
attendance. Ms. Seto suggested that a special meeting be set in order to accommodate the
timeframe for review of the Vineyard Corridor Development Agreements and that staff contact
each Commissioner regarding potential alternative dates.

/""'

April 24, 2002

Page 15

PLANNING COMMISSION MINUTES
