PUDD-02-1D. Danville Petroleum, Inc. <br />Work session to review and make recommendations on the building and site design for a <br />proposed self-service gasoline station consisting of six fuel pumps; a 2,500-square- foot <br />convenience market, including alcoholic beverage sales; a 2,500-square-foot fast-food <br />restaurant with drive-through lane; a 900-square-foot drive-through car wash building; <br />and miscellaneous improvements, on an approximately 1.3-acre site located on the <br />southeast corner of Bernal Avenue and the V alley Avenue extension. <br /> <br />Marion Pavan presented the staff report, noting that the plans that are being provided are very <br />conceptual in nature. He also noted that no color and material board has been provided, in that <br />the applicant is seeking the Commission's direction on these issues, as well as the design of the <br />project. Mr. Pavan described the components of the proposed project. He clarified that the <br />applicant is Bernal Partners, L.L.C. and that the actual size of the car wash is 1,300-square feet. <br />He reported that the PUD for this site limits the building area to 5,000-square feet, and if the car <br />wash is to remain as a part of this project there are three options that could be pursued: (1) the <br />area ofthe restaurant and convenience market would need to be reduced; (2) the PUD <br />development plan would need to be modified; or (3) a reduction in floor area of the South Bay <br />office project could be sought and transferred to this site. Mr. Pavan commented on the proposal <br />to sell alcoholic beverages at the convenience store, noting that there has been tentative support <br />by the Police Department on this issue. He advised that the applicant has been very cooperative <br />in working with staff and has committed to providing public art. He noted that the staff report <br />contains suggested areas for the Commission's discussion. He further noted that Mr. Larry <br />Cannon, the peer-reviewing architect is present to answer questions, and his comments are also <br />included in the Commission's packet. In response to an inquiry from Commissioner Sullivan, <br />Mr. Pavan advised that the Police Department's tentative approval is based on discussion with <br />Chief Neal. <br /> <br />Commissioner Kameny noted that he spoke with Mr. Pavan and clarified that the proposal as <br />submitted is 6,300-square feet, which is 1,300-square feet over the allowable building square <br />footage. <br /> <br />Chairperson Maas asked if the convenience store at Santa Rita and Valley sells liquor.
