PUBLIC HEARINGS AND OTHER MATTERS <br /> <br />r- <br /> <br />a. <br /> <br />P AP-27, Matt Sullivan, Appellant <br />Appeal of the Zoning Administrator's approval ofPMS-09, the tentative parcel map for <br />Frank and Barbara Berlogar that would allow the division of their existing, 45.03-acre <br />property into two lots - Parcel One, 7.57-acres in area and Parcel Two, 37.46-acres in <br />area - in conformance to an approved PUD Development Plan on property located at <br />2200 Vineyard A venue. Zoning for the property is PUD (Planned Unit Development) - <br />LDR, HR, and OS (Low Density Residential, Hillside Residential, and Open Space). <br /> <br />Commissioners Mary Roberts and Harvey Kameny indicated that they would excuse themselves <br />from this item because of a conflict of interest due to the location of their properties to the <br />application site. <br /> <br />Heidi Kline presented the staff report, providing information on the PUD approval for the site <br />and the Staff Review Board's action approving the tentative parcel map to divide the property <br />into two parcels. Ms. Kline also provided information regarding the provisions of the financing <br />plan for the Vineyard Corridor Specific Plan Area and how the financing plan pertains to this <br />site, and clarification regarding the requirements for the extension of utilities to Parcel One and <br />Parcel Two. She noted that the parcel map does not create any buildable lots. She advised that <br />the proposed parcel map would divide the Berlogars' property following the land use divisions <br />approved by the Planning Commission and the City Council for the Centex Homes project, and <br />staff finds that as this parcel map does not create any new building sites, nor does it provide for <br />infrastructure to existing or planned homes, the parcel map is consistent with all the requirements <br /> <br />r-- <br /> <br />PLANNING COMMISSION MINUTES <br /> <br />February 13, 2002 <br /> <br />Page 3 <br />
