<br />r- <br /> <br />4. <br /> <br />REVISIONS AND OMISSIONS TO THE AGENDA <br /> <br />Items S.d., PUD-15, Bay Area Self-Storage/Michael Walsh; and 5.e., PUD-87-22/PCUP-39, The <br />Church of Jesus Christ of Latter-Day Saints, were continued to the November 28, 2001 meeting. <br /> <br />5. MATTERS CONTINUED FOR DECISION <br /> <br />a. PDR-158, Laura and Jerry Raney <br />Application for design review approval to construct a 1,537-square-foot two-story <br />addition to an existing office building located at 344 Division Street. Zoning for the <br />property is C-C (Central Commercial) District. <br /> <br />Associate Planner Tricia Maier presented the staff report. She described the project proposal, <br />noting that staffhas received a letter from the adjoining property owner stating that he would <br />agree to allow the use of the rear portion of the driveway easement for parking for the life of the <br />project. She provided an overview of the design, proposed materials, and the tree report. A 3-D <br />model of the project and a color and materials board was presented. She advised that stafffeels <br />the applicant has followed staff direction and the building design is appropriate for this <br />Downtown infill site. Ms. Maier reported that the project meets the threshold for a "Certified <br />Silver" level building. She stated that staff supports the project and recommends that the <br />Planning Commission approve the application subject to the conditions in Exhibit "B." <br /> <br />,..-- <br /> <br />THE PUBLIC HEARING WAS OPENED <br /> <br />COMMENTS FROM THE APPLICANT <br /> <br />Jerry Raney, 332 Hartford Road, Danville, advised that they purchased the property for their <br />offices because they wanted to be sure that they would not have to worry about rent increases. <br />He noted that with regard to the design ofthe building, they wanted to have something with a <br />residential feel, that would tie in with the Downtown, and is keeping with what is there now. He <br />advised that prior to purchasing the property they began to work with the Planning Department <br />concerning their proposal. He stated that they are in agreement with the conditions of approval. <br /> <br />Charles Huff, 30 W. Neal, the architect for the project, advised that they are happy with the end <br />project. He commented that they have worked closely with staff to address all of the needs. <br /> <br />In response to an inquiry from Commissioner Sullivan, Mr. Huff advised that the applicant will <br />be doing anything they can to minimize energy consumption and will be going through the <br />LEED certification. <br /> <br />Chairperson Maas asked if Mr. Huff is comfortable that with the setback and height the building <br />will not be looming because of the second story.
