Mr. Pavan stated that he will speak with Deputy City Manager Nelson Fialho regarding <br />this matter. <br /> <br />3. MEETING OPEN FOR ANY MEMBER OF THE AUDIENCE TO ADDRESS <br />THE PLANNING COMMISSION ON ANY ITEM WHICH IS NOT ALREADY <br />ON THE AGENDA <br /> <br />There were none. <br /> <br />4. REVISIONS AND OMISSIONS TO THE AGENDA <br /> <br />Item 6.e., PUD-80-16-19D & 11M, Providian Bancorp, and Item 6.b., PCUP-33, Michael Denu, <br />were continued to the July 25, 2001 meeting. <br /> <br />5.a. Worksession on PUD-81-30-84D, Chamberlin Associates <br />Design review of a two-story office building located at 5075 Hopyard Road in the <br />Hacienda Business Park. <br /> <br />.r- <br /> <br />Assistant Planner Tricia Maier presented the staff report prepared for the work session. She <br />provided a history of the application, noting that the Commission had expressed an interest in <br />conducting a work session on the design of the building. She noted that the original plan and the <br />proposed revised plan have been provided to the Commission. She advised that the staff report <br />poses questions for the Commission's consideration in providing feedback on the design. Ms. <br />Maier corrected the materials list on page 3 of the staff report, noting that applicant is proposing <br />the use of an EFIS system, rather than precast concrete. <br /> <br />Scott Graeser of Chamberlin Associates represented the applicant. He noted that they are <br />presenting an entirely new design for the building. He advised that the proposed design has been <br />submitted to Mr. Larry Cannon for his review and comments, and they are hoping to hear back <br />from him in the next day or two. Mr. Graeser stated that they believe the proposal incorporates a <br />lot of the design objections that have been identified by Mr. Cannon. He reviewed the site plan, <br />noting that it is basically the same as before, but that the building foot print has changed slightly, <br />however it is the same size and meets all setback requirements. Mr. Graeser advised that the <br />architect, Mr. Charlie Eoerr, is present to answer any questions. <br /> <br />Commissioner Arkin questioned whether the applicant would be open to increasing the number <br />of stories with the same amount of office space and mixed uses on the first floor. Mr. Graeser <br />responded that they are not very strong believers of this type of mixed use and they would like to <br />keep the office product as the strategy for the product and not mix the uses. He noted that they <br />spent some time considering mixed uses on the property, but they are not comfortable with that. <br />He advised that it is better to mix the uses in a horizontal sense, rather than a vertical sense, and <br />the site is not large enough to get the mass needed. Commissioner Roberts advised that as the <br />liaison to the Housing Commission, she received a copy ofthe market analysis that determined <br />that there is sufficient retail use in the area and that the area is over-built in restaurants, when <br />Dublin is taken into consideration. <br /> <br />,-- <br /> <br />PLANNING COMMISSION MINUTES <br /> <br />July 11, 2001 <br /> <br />Page 2 <br />
