<br />-- <br /> <br />Commissioner Maas stated that she is not in favor of placing the fence at the crest of the <br />hill. Commissioner Harvey stated that he would not be in favor of placing the fence in <br />this location as this would create another line on the ridge and the "J-ditch" already <br />creates a line along the ridge. He recommended that the fence run along the "J-ditch." <br />The Planning Commission did not reach consensus on this item. <br /> <br />Chairperson Sullivan suggested that a condition be added that no accessory structures, <br />terraces, or excavation on the slope area behind Lots I -5. Commissioner Maas stated <br />that she would like to leave the homeowner the right to develop their property. There <br />was consensus that only vegetation would be allowed on the slope. <br /> <br />Sidewalks. <br />Commissioner Arkin stated that sidewalks are needed on one side of the street and he <br />wants to see rolled curbs and a monolithic sidewalk as in his neighborhood. The <br />Commission concurred. It was noted that this street could be used by cut-through traffic <br />taking students to and from the school. <br /> <br />Landscaping on the northeast side of Lot 6. <br />Commissioner Arkin stated that he would like to see additional trees in this area to shield <br />Mr. Brozosky's property. Mr. Swift noted that because of the height of Mr. Brozosky's <br />house this landscaping will not shield it. The Commission concurred with adding <br />additional trees, with the size of the those trees to be determined by the Planning staff. <br /> <br />r- <br /> <br />Shared-well. <br />Commissioner Maas advised that she stated at the last meeting that she did not want to <br />comment on the well, however she would support the Commissioner Arkin's <br />recommendation that the Chrismans cease use of the well if the capacity falls below a <br />certain level. Mr. Swift suggested that technical language regarding performance <br />standards be brought back at the time of the tentative map. Chairperson Sullivan advised <br />that he is hesitant to get involved in this matter as it is a legal issue, and not a planning <br />issue. He noted that he understands Mr. Brozosky's risk with regard to the well. There <br />was agreement that the staff would explore some mechanism to measure when the level <br />of the well falls below a certain capacity, and that this mechanism would be brought back <br />to the Planning Commission with the tentative map. <br /> <br />Relocation of Lot 6. <br />The Planning Commission discussed the possible relocation of Lot 6. There was no <br />support for this revision. <br /> <br />Chairperson Sullivan noted that staff had recommended that Condition #94 be modified <br />to allow 2:1 slopes between lots. The Commission agreed. <br /> <br />Chairperson Sullivan suggested that Condition #2.c.(3) be modified to clarify the <br />maximum number of horses and/or cattle allowed.
