Commissioner Maas advised that she would be willing to meet with the applicant as a
r- representative of the Planning Commission to provide direction.

Commissioner Maas moved to: (I) find the use acceptable, (2) approve modifications to
reduce the size of the parking lot and include additional landscaping and allow an
extension for the installation of the photovoltaic panels, and (3) continue the design review
to allow the applicant the opportunity to work with staff to develop two alternatives: the
same building design with muted colors, and a different design more in keeping with the
architecture of the Stanley Business Park with muted colors. Commissioner Arkin
seconded the motion.

ROLL CALL VOTE

AYES:
NOES:
ABSENT:
ABSTAIN:

Commissioners Arkin, Harvey, Maas, and Sullivan
Commissioner Kameny
Commissioner Roberts
None

Resolution No. PC-2001-24 was entered and adopted as motioned.

Commissioner Kameny stated that he voted no because he feels the design of the building is fine
and the colors would be acceptable if muted.

r-

Mr. Pickerell noted that the Planning staff recommended that the design of the project is sound
and in keeping with the City's standards. He further noted that they tried to find a distinctive
style of architecture that makes a statement and adds to the character of the neighborhood. He
advised that Mr. Cannon's comments indicated that the design was appropriate and he felt the
building should be embellished, rather than toned down. He stated that their position is that they
love the design and they are willing to work with the City and compromise on the final color
palette.

c. Zoning for the property is PUD
(Planned Unit Development) - I/C-O (Industrial/Commercial-Office) District. The
Planning Commission will also consider the negative declaration prepared for the project.

Continued to May 23, 2001.

The Planning Commission agreed to continue Item 6.d., PDR-118, McDonald's Corp., to the
next meeting due to the time being past II :00 p.m.

-

PLANNING COMMISSION MINUTES

May 9, 2001

Page 14
