<br />Commissioner Kameny moved to make the conditional use permit findings listed in the <br />r staff report and approve Case PCUP-29 subject to Exhibit "B." Patrick and Debra Pickerell <br />Application for design review approval to construct a 20,982-square-foot, one- and two- <br />story building and use determination for a design, tooling, and limited manufacturing use <br />located at 3283 Bernal A venue. Zoning for the property is PUD-C (Planned Unit <br />Development - Commercial) District. <br /> <br />"...-- <br /> <br />Mr. Pavan presented the staff report, providing an overview of the project and the proposed use. <br />He noted that the proposed business has many characteristics similar to the other uses that are <br />allowed by the Stanley Business Park PUD development plan, and staff believes the proposed <br />use is acceptable. He advised that staff feels that with the business operations the building can <br />achieve LEED certification status. He advised that the design of the building has been peer <br />reviewed by Larry Cannon, and Mr. Cannon is present this evening to answer any questions. Mr. <br />Pavan presented the color board, noting that staff feels the colors are different from those <br />traditionally used in Pleasanton, but feels the bright colors could be used as accent or trim colors. <br />He noted that the applicant is requesting that they be allowed to delay the installation of the <br />photovoltaic panels and that occupancy be allowed prior to the installation. He advised that staff <br />supports this modification. <br /> <br />Commissioner Maas noted that she checked with the City Attorney's Office and she does not <br />have a conflict of interest with this application because of the location of the site. <br /> <br />Commissioner Arkin asked about other potential long-term land uses in this area and inquired as <br />to whether this area is going to be a service area for residents. Mr. Pavan advised that staff has <br />received inquiries about a supermarket in the area located on the southeast corner of Bernal and <br />Stanley. He noted that staff s goal for the west side of Bernal is to preserve this area for service <br />commercial uses. <br /> <br />Commissioner Kameny stated that the proposed use for this building fits into the business park <br />based upon the Municipal Code. <br /> <br />In response to an inquiry from Commissioner Harvey, staff advised of other potential future uses <br />that would be allowed in this building. <br /> <br />,-- <br /> <br />May 9, 2001 <br /> <br />Page 10 <br /> <br />PLANNING COMMISSION MINUTES <br />
