,,-,

c.

PUD-OS, Centex Homes
Application of Centex Homes for approval of a PUD development plan which would
create 19 single-family detached homes on approximately half-acre lots within the 14.9-
acre "Low Density Residential"-designated area of the Chrisman and Berlogar properties;
would establish zoning regulations for the remainder of the Chrisman parcel, including
retention of the existing house; and would relocate the existing caretaker unit on the
Berlogar parcel to a new location within the "Hillside Residential"/"Open Space" portion
of that lot. The project is located at 1944 and 2190 Vineyard A venue. Zoning for the
properties is PUD (Planned Unit Development) District, with the uses as specified in the
Vineyard Avenue Corridor Specific Plan.

Continued to April II, 2001.

d. PUD-3, Clay and ScheIly Frades
Application for PUD development plan approval to subdivide an existing 77.5 acre parcel
located at 4120 Foothill Road into three parcels measuring approximately 61.16 acres,
11.22 acres, and 5.09 acres. The 61.16 acre parcel would contain an existing single-
family dwelling, two existing secondary units, and two existing garages/storage barns.
On the 11.22 acre parcel, a future home would be developed with a maximum size of
6,500 square feet. On the 5.09 acre parcel, a new 4,680 square foot, two-story home is
proposed. The property is prezoned PUD (Planned Unit Development) - A (Agriculture)
and PUD-RDR (Rural Density Residential) zoning district.

.--

Continued to April II, 2001.

7. MATTERS INITIATED BY COMMISSION MEMBERS

Commissioner Maas advised that she and Commissioner Arkin attended the City Council's
priority-setting workshop. She also thanked Mayor Pico for the energy crisis handout. She
noted that she attended the Planners' Institute last week and heard some very informative
presentations regarding energy and growth management. She provided materials for duplication
and distribution to the Commission.

Commissioner Arkin requested new visuals of the Centex project from the realigned Vineyard
Avenue and that those visuals be peer-reviewed for accuracy. The Commission concurred.

Chairperson Sullivan inquired about the house on St. Mary Street that is being completely
rebuilt. Mr. Swift advised that the original plan was to save the walls, complete a slight remodel
to the front, and add on to the back of the house. He noted that due to problems with termites
and dry-rot it was necessary to remove more of the structure. Discussion ensued regarding the
Historical Preservation Ordinance that is being prepared.

In response to an inquiry from Chairperson Sullivan, Mr. Swift reported on the Council's priority
setting workshop held last evening.

,,--

PLANNING COMMISSION MINUTES

March 28, 2001

Page 9
