e. The heights and location of the precast soundwall shall conform to the <br /> heights and location indicated in the April 20, 2010, noise study. <br /> f. Con -heart redwood shall be used for the wood fencing material. <br /> Said revisions shall be subject to the review and approval by the Director of <br /> Community Development prior to issuance of a building permit. <br /> 20. The applicant shall work with City staff to select tree species to maximize <br /> shading and size to the extent feasible. <br /> 21. A final landscape plan and irrigation plan shall be submitted to and approved by <br /> Director of Community Development as part of the improvement plans prior to <br /> issuance of an on -site permit. Said landscape plan shall be consistent with the <br /> approved landscape plan plus any conditions of approval, and shall be detailed in <br /> terms of species, location, size, quantities, and spacing. Plant species shall be <br /> of a drought tolerant nature with an irrigation system that maximizes water <br /> conservation throughout the development (e.g., drip system). <br /> 22. The project shall comply with the State of California's Model Water Efficient <br /> Landscape Ordinance. A licensed landscape architect shall verify the project's <br /> compliance with the ordinance: 1) prior to the issuance of a building permit; and <br /> 2) prior to final inspection. The verification shall be provided to the Planning <br /> Division. <br /> 23. Unless otherwise shown on the approved landscape plan, all trees used in <br /> landscaping be a minimum of fifteen (15) gallons in size and all shrubs a <br /> minimum of five (5) gallons. <br /> 24. Before each house final, all front yard landscaping shall be installed, reviewed, <br /> and approved by the Planning Division. <br /> 25. All exterior lighting including landscape lighting shall be directed downward and <br /> designed or shielded so as to not shine onto neighboring properties. The <br /> project/building developer shall submit a final lighting plan, and include drawings <br /> and /or manufacturer's specification sheets showing the size and types of light <br /> fixtures proposed for the exterior of the buildings. <br /> 26. If written permission is not provided from the adjacent property owners to allow <br /> the project's retaining walls to be located on the shared property lines between <br /> the project site and the adjacent properties, then the retaining walls and footings <br /> shall be located entirely on the project site. <br /> 27. Prior to the first framing or structural inspection for each home, the project <br /> developer shall provide to the Director of Community Development a building <br /> 5 <br />
