EXHIBIT A <br /> RECOMMENDED CONDITIONS OF APPROVAL <br /> Case PUD -82 <br /> 4171 and 4189 Stanley Boulevard <br /> SPECIAL CONDITIONS OF APPROVAL <br /> Planning <br /> 1. Prior to issuance of building permits for the project, a tentative map shall be <br /> approved by the City and recorded. <br /> 2. No additions or expansions are permitted to any house or garage in the <br /> development. Accessory structures shall conform to the approved accessory <br /> structure site development standards. <br /> 3. The garages shall not be modified or used for storage in a manner that would <br /> interfere with the ability to park two cars within the garage and each resident <br /> shall utilize the garages for the parking of vehicles. In addition, boats, trailers, <br /> campers, motor homes, and other recreational vehicles shall not be parked or <br /> stored on -site and residents, tenants, guests, etc. shall not park in the private <br /> street. The above parking restrictions for the development shall be included in <br /> the project CC &Rs. Said restrictions shall be submitted for review and approval <br /> by the City Attorney and Director of Community Development prior to recordation <br /> of the final map. <br /> 4. Unless otherwise specified in the conditions of approval, indicated in the <br /> accessory structure site development standards, or shown on the PUD <br /> development plan, all uses and site development standards shall be those of the <br /> R -1 -6,500 District. <br /> 5. Unless otherwise approved by the Director of Community Development, the <br /> precast soundwall shall match the design shown on the PUD development plan. <br /> The soundwall color shall be submitted for review and approval by the Director of <br /> Community Development with the subdivision improvement plans. <br /> 6. Fencing within the development shall conform to the fencing plan. Minor <br /> modifications to the fencing plan may be approved by the Director of Community <br /> Development without a PUD modification. <br /> 7. The site development standards for accessory structures shall be modified: <br /> a. To indicate that setbacks for covered patios, trellises, sheds, etc. shall be <br /> measured from the farthest architectural projection. <br /> 1 <br />
