Therefore, this would <br /> be considered no impact. <br /> b) The subject property is designated by the Bernal Property Specific Plan and, <br /> therefore, by the 2005 — 2025 Pleasanton General Plan Land Use Map' for <br /> 745,000 square feet of neighborhood and freeway- oriented commercial uses and <br /> services described by the City's 0 (Office), C -C and C -N (Neighborhood <br /> Commercial and Central Commercial), and IP (Industrial Park) districts. The <br /> proposal is consistent with the Specific Plan and with the 2005 — 2025 Pleasanton <br /> General Plan' for this development in that it is: consistent with the General Plan' <br /> Land Map; contributes to a complete, well- rounded community of desirable <br /> neighborhoods and a strong employment with a variety of community facilities; <br /> and encourage industrial, commercial, and office development which is <br /> compatible with the environmental constraints in Pleasanton. <br /> The Bernal Property Specific Plan does not define the maximum /midpoint FAR for <br /> the Pleasanton Gateway property. For comparison, the Retail /Highway/ Service <br /> Commercial, Business, and Professional Offices land use designation of the 2005 <br /> — 2025 Pleasanton General Plan' states a maximum /midpoint FAR of 60 percent <br /> and 35 percent, respectively. The proposed Floor Area Ratio will be 41.7 percent <br /> for the overall development, and the commercial and office Floor Area Ratios will <br /> be, respectively, 22.9 percent and 50.5 percent consistent with the General Plan. <br /> The proposed project is designed with pedestrian pathways and linkages to the <br /> residential uses across Bernal Avenue to the east, and to the Bernal Community <br /> Park to the south, which successfully implements the amenity requirement of the <br /> 2005 — 2025 Pleasanton General Plan'. Therefore, this would be considered no- <br /> impact. <br /> c) The proposal will not conflict with any applicable habitat conservation plan or <br /> natural community conservation plan. Therefore, this would be considered no- <br /> impact. <br /> 10.
