Pleasanton Gateway— Environmental Checklist <br /> Discussion <br /> a,e,f) The project's drainage systems will be reviewed by the City Engineer to ensure <br /> that the velocity of the runoff is slowed. The landscape areas facing the perimeter <br /> areas of the site and adjoining the main access driveways are required, by a <br /> project condition of approval, to be designed and graded to function as bio- <br /> retention swales. <br /> The paved areas of the site will be designed and graded to drain to the bio- <br /> retention swales and then piped to the detention ponds on the City's park land for <br /> further treatment before being discharged to the Arroyo de la Laguna. The bio- <br /> swales will be augmented with "filterra" control systems in compliance with the <br /> RWQCB /NPDES standards. The ponds were designed, sized, and constructed to <br /> handle the stormwater runoff from the entire Bernal Avenue Specific Plan area <br /> including the development of this site. The applicant is required to submit to the <br /> City an analysis of the Weir structure before issuance of the first building /onsite <br /> permit for the project, <br /> The project will be required through the building permit and construction process <br /> to incorporate best management practices for discharges resulting from this <br /> development. The proposed project shall be subject to the most recent <br /> requirements of the San Francisco I3ay Area Regional Water Quality Control <br /> Board (RWQCB) and to the requirements of the Alameda County NPDES Permit. <br /> Therefore, this would be a less - than - significant- impact. <br /> b) The project will not use ground water for this project. All existing wells have been <br /> abandoned pursuant to the Alameda County Department of Environmental Health. <br /> The development of this project does not anticipate a loss of groundwater <br /> recharge potential. Therefore, this would be considered no- impact. <br /> c -d) The proposed development will not alter the alignment or stability existing <br /> drainage pattern of the Arroyo de la Laguna from its existing condition. As <br /> previously reviewed and approved by the Bernal Property Specific Plan, Final <br /> EIR and PUD development Plan, all stormwater will be pretreated and <br /> discharged to the City's stormwater detention ponds before discharge into the <br /> Arroyo. Therefore, this would be considered no- impact. <br /> g, h, i) The site's elevation and topography is well -above the 100 -year flood elevation <br /> ensuring that people and structures will not be exposed to a significant risk of loss, <br /> injury or death involving flooding. Therefore, this would be considered no- impact. <br /> j) The City of Pleasanton is not at risk from seiche or tsunami. There are no <br /> identified mudflows or potential mudflows on the site. The site will support the <br /> proposed development with the proper engineering practices used in the design <br /> and construction of building sites and infrastructure.
