SPECIAL CONDITIONS OF APPROVAL <br /> Engineering <br /> 46. The project applicant or developer shall install an eight -foot wide meandering <br /> (separated) concrete sidewalk/bike path along the Valley Avenue frontage between <br /> Bernal Avenue and the first project driveway entrance south of Bernal Avenue. The <br /> planter strip between the back of curb and face of sidewalk shall be a minimum of four <br /> feet. From the first driveway entrance proceeding southerly to the southerly limit of the <br /> project site, the sidewalk shall be monolithic to the back of curb. With the Phase 1 <br /> construction, the sidewalk shall extend from Bernal Avenue south to the crosswalk on <br /> the far side of the first roundabout located southerly of Bernal Avenue. With the Phase!! <br /> construction, the sidewalk shall be extended southerly to the southerly limit of the project <br /> site. If the project applicant or developer installs a City standard sidewalk along the <br /> project frontage and dedicates an easement for the maintenance of the sidewalk, the <br /> City will accept the sidewalk for maintenance, however it the sidewalk is not in <br /> conformance with City standard the sidewalk shall be privately maintained by the project <br /> maintenance association. <br /> 47. The project applicant or developer shall construct/complete the following traffic <br /> improvements as phased: <br /> a) Pre- Construction: <br /> • Bernal Avenue /Koll Center Drive /Proiect Driveway <br /> The project applicant or developer shall construct temporary improvements to <br /> allow construction traffic into and out of the site at the Bernal Avenue /Koll <br /> Center Drive intersection, including temporary signal indications for left- and <br /> right -turn movements, prior to construction of any on -site improvements. Said <br /> temporary improvements shall be determined by the City Traffic Engineer. <br /> b) With construction of Phase 1: <br /> • Valley Avenue <br /> The project applicant or developer shall widen Valley Avenue by two feet in the <br /> south bound direction between Bernal Avenue and the first driveway opening to <br /> allow for two southbound through lanes. Between the first driveway and the <br /> roundabout to the south of the curb lane, the street shall then transition from <br /> two lanes into one through lane with a long taper. <br /> • Bernal Avenue /Koll Center Drive /Project Driveway <br /> The project applicant or developer shall modify the intersection of Bernal <br /> Avenue and Koll Center Drive including modifying the traffic signal to allow <br /> northbound left -turn and right -turn traffic out of the project site, eastbound right - <br /> turn and westbound left-turn traffic into the project site, and pedestrian access <br /> across Bernal Avenue on the right leg of the intersection. The City and <br /> property owner or their designee shall enter into a maintenance agreement that <br /> allows the City to maintain the traffic signal equipment located on private <br /> property. The project applicant/ developer shall be responsible for a'/ share of <br /> the ongoing traffic signal maintenance costs once the traffic signal <br /> modifications are constructed and operational. An agreement shall be entered <br /> into with the City of Pleasanton prior to the approval of these improvements to <br /> cover these costs. <br /> 16 <br />
