EXHIBIT A <br /> <br /> ORDINANCE 1167 <br /> <br /> 1. That the development be substantially as shown on the <br /> development plan, Exhibit A, on file with the Planning <br /> Department. <br /> <br /> 2. That the design of the carports shall be submitted to the <br /> Planning Department for approval prior to issuance of a <br /> building permit. <br /> <br /> 3. That the applicant shall employ all measures necessary to <br /> preserve the two 20" and one 12" redwood trees adjacent to <br /> the southern property during construction of the proposed <br /> project. Such measures shall include but not necessarily be <br /> limited to providing barricades around the trees to protect <br /> their trunks, roots and low hanging branches. These <br /> barricades shall be set far enough from the trees to protect <br /> them from soil compaction and excavation. The 18" redwood <br /> along the western property line shall be removed. <br /> <br /> 4. That the developer construct a 6 ft. high solid wood fence <br /> along the wes'tern and northern property lines of the subject <br /> property as part of the development. <br /> <br /> 5. That the developer be aware that the project is subject to <br /> growth management approval prior to ~ssuance of a building <br /> permit or subdivision of the land. <br /> <br /> 6. That standard condition number 30 be revised to read as <br /> follows: <br /> <br /> 30. That the develeper submit a refundable cash bond for <br /> hazard and erosion control prior to issuance of a <br /> building permit. The amount of this bond will be <br /> determined by the City Engineer. <br /> <br />7. That the proposed plan for the private driveway serving this <br /> development be revised by the developer prior to submittal of <br /> the site development plans to effect the following changes: <br /> <br /> a. Add a turn-around at the north terminus of the driveway, <br /> to the satisfaction of the Fire Marshal, to allow <br /> turning movements of fire engines. Portions of this <br /> turn-around may be surfaced with decorative paving and <br /> used for recreational purposes. <br /> <br /> b. Revise the abrupt angle points midway along the driveway <br /> by providing two reverse curves with a minimum <br /> centerline radius of 80 f't. <br /> <br /> c. Revise the private driveway at.its connection with Ray <br /> Street to provide a more nearly perpendicular approach <br /> angle to Ray Street. This may be accomplished by: <br /> <br /> <br />
