Condition #16 - Add wording stating that the developer would be eligible for <br />reimbursement from Centex and the PUSD for costs associated with the <br />construction of the loop road. <br />. The installation of photovoltaic panels shall be offered as an option. The <br />photovoltaic option shall be shown on one of the model homes as a sample. <br />. The easement areas associated with Parcel A shall be shown on the tentative map. <br />. The language for the easement and staffs recommendation for the grantee ofthe <br />easement shall be provided with the tentative map. <br />. A disclosure of potential noise impacts from the Lonestar quarry operations shall be <br />made for Lots 33, 34, 35, and 36. <br />. The house on Lot 33 shall be single-story. <br />. A disclosure regarding noise shall be posted in the sales office. <br />. A disclosure regarding the proposed environmental superior route for P.G.&.E's <br />230KV line along old Vineyard Avenue shall be made. <br />. Lot 31 shall be deleted. <br />. Lot 30 shall have a single-story house. <br />. Staff and the applicant shall work with SMUD to further explore a program for the <br />installation of photovoltaic panels and determine the economic feasibility of such a <br />program. This information shall be brought back to the Planning Commission with <br />the tentative map. <br />. Parcels A and B shall be part of the Homeowners Association. <br />. The house on Parcel A shall be subject to the Vineyard Corridor Design Guidelines. <br />. At the tentative map stage, the heritage trees that are to be removed shall be <br />appraised and the money shall be placed in the Urban Forestry Fund. <br />. Parcel A shall be one acre and the out buildings currently shown next to the school <br />shall be relocated to that one-acre parcel. <br />. All references to "root-stock" shall be eliminated, and the wording "as stated in the <br />Specific Plan" shall be added. <br />. The applicant and the applicant's consultant shall work with the City to see how the <br />U.C. Davis statewide pest management program guidelines can be incorporated into <br />the plan. <br />. The applicant shall be encouraged to examine the CCOF Handbook from an <br />organic practices and list of materials standpoint, to see how chemical use can be <br />minimized in the Vineyard. <br />. Provide notification to the school regarding agricultural spraying. <br />. Modify Condition #25.b. to state that the vineyard must be in operation for at least <br />eight years. <br />. Add the two conditions provided in staffs memo dated February 14,2001. <br />. Staff shall explore the reorientation of the homes on lots 34, 35, and 36, and explore <br />taking some property from Lot 33 to increase the size of Lots 34 and 35. This <br />matter will be brought back at the tentative map stage. <br />.
