<br />r Fencing - Commissioner Roberts stated that she feels the corral fence with hog wire in places <br />closer to the Ventana Hills homes may be appropriate, but she doesn't feel it is particularly <br />important to put the hog wire on the fence next to the open space along the new development. <br />She stated that the gray color for the fence is appropriate. Commissioner Maas questioned <br />whether fencing may make access to an area more inviting. She stated that she doe not feel <br />strongly about requiring the hog wire fencing. Commissioner Kameny advised that he does not <br />see the hog wire fencing as a major issue. Commissioner Roberts stated that she would prefer to <br />leave the corral fencing open, without the hog wire, noting that it would be very difficult to paint. <br /> <br />Restricting Lots 10 and 27 to single-story homes - Commissioner Kameny stated that he would <br />like the developer to have the option to determine the model to be placed on Lot 10, noting that <br />the lot is located a considerable distance from the Ventana Hills development. Chairperson <br />Sullivan stated that the home on Lot 10 should be single-story, as it is at the top of the ridge and <br />it is a visible spot in the open space from the adjoining neighborhood. Commissioner Roberts <br />advised that she would like the applicant to give its best effort to have a single-story home on Lot <br />10, noting that it would be more objectionable to her to have all the roof lines the same. <br />Commissioner Maas stated that she feels it should be a single-story home. <br /> <br />Commissioner Maas questioned the size and shape of Lot I. Mr. Swift advised that after the lot <br />line adjustment it will be a good-size, rectangular lot. <br /> <br />r- <br /> <br />Items 2 (narrow "B" Street east of"E" Court), 3 (installation of street lights), and (4) <br />requirement for City notification) - O.K. <br /> <br />Agreements with Surrounding Property Owners - O.K. <br /> <br />Revised Grading and Utility Plan - OK <br /> <br />Green Building Measures - Commissioner Arkin stated that he is happy with the proposal to <br />install solar photovoltaic cells. Chairperson Sullivan suggested that the applicant work with <br />other developers in the City to purchase materials and contract for installation, which would <br />reduce the costs. He advised that he is happy that the applicant is open to the Green Building <br />practices, as it wasn't a condition of the PUD. <br /> <br />Inclusionarv Zoning Ordinance - no comments. <br /> <br />Commission Arkin reiterated that he would like to add a requirement that first preference for <br />purchase be given to people who work in the City. <br /> <br />Commissioner Roberts noted that this has been a project where the developer has worked with <br />the neighbors, and the neighbors have been organized throughout the process. <br /> <br />..- <br />. <br /> <br />PLANNING COMMISSION MINUTES <br /> <br />January 10,2001 <br /> <br />Page 6 <br />
