c. Each villa unit shall be designed to be solar- water - heating ready or <br /> the hot water system for each villa unit shall be designed to have the <br /> same level, or fewer, greenhouse gas emissions than a typical solar - <br /> water- heating system as determined by an air quality consultant <br /> acceptable to the Director of Community Development. If the later <br /> option is chosen, the air quality consultant's report shall be submitted <br /> to the Planning Manager prior to the issuance of a building permit. <br /> Making the villa units solar- water - heating ready shall require the <br /> following measures to be implemented with the construction of the <br /> structures covered: <br /> • Plumbing installed for solar water heating; <br /> • Space for a solar water heating tank; and <br /> • These measures shall be shown on the building permit plan <br /> set submitted to the Director of Community Development for <br /> review and approval before issuance of the first building <br /> permit. <br /> d. An estimate of the energy savings from the installation of solar roofs <br /> or other alternative energy measures shall be prepared by the Project <br /> Developer, with a goal of a 12.5% minimum reduction of annual <br /> energy use. The calculation(s) shall be submitted with the building <br /> permit plan set. <br /> e. The project shall include bicycle and pedestrian connections. The <br /> bicycle and pedestrian connections shall be shown on the building <br /> permit plan set submitted to the Director of Community Development <br /> for review and approval before issuance of the first building permit. <br /> f. The project shall include: 1) light colored pavement and /or pavers, if <br /> pavement and /or pavers are proposed; and /or 2) strategically placed <br /> shade trees, to reduce the sun's heating of the site. These measures <br /> shall be shown on the building permit plan set submitted to the <br /> Director of Community Development for review and approval before <br /> issuance of the first building permit. <br /> g. Water conservation devices shall be installed as part of the project. <br /> The water conservation devices shall be stated on the plans <br /> submitted for the issuance of a building permit. <br /> 7. Water Efficient Landscape Ordinance. The project shall comply with the <br /> State of California's Model Water Efficient Landscape Ordinance. A <br /> licensed landscape architect shall verify the project's compliance with the <br /> ordinance: 1) prior to the issuance of a building permit; and 2) prior to final <br /> inspection. The verification shall be provided to the Planning Division. <br /> Conditions of Approval /PUD -68 <br /> Appendix Conditions 21 <br />
