Vineyard Avenue shall be designed, and <br /> reconstructed if necessary, to provide adequate sight clearance <br /> for safe turning movements. Additional construction will be <br /> required on the south side of Vineyard Avenue to effect the <br /> required transition. <br /> <br />11. That City water and sewer service be provided to the Porter <br /> parcel per prior negotiations and agreements. <br /> <br />12. That the developer shall participate in the improvement of <br /> the off-site sanitary sewer mains to the extent required by <br /> the City Engineer at the time of tentative map aDDroval. <br /> <br />13. That approval of this project is subject to all Standard <br /> Conditions of Development except conditions 14, 20, 21, 25, <br /> 26, 27, 29, 31 and 46. <br /> <br />14. That the developer shall phase the project in equal increments <br /> over a four year period. <br /> <br />15. That the developer shall pay the entire cost of any signal <br /> phasing and turn lane modifications to the First Street and <br /> Vineyard Avenue intersection as determined necessary by the <br /> City Engineer. <br /> <br />16o That the developer shall pay the City $110,000 Prior to recording <br /> a final subdivision map or issuance of any building Dermits for <br /> this project.
