and shall be submitted to the Building and Safety Division for review and approval prior <br />to final inspection. This statement shall appear in the design guidelines. <br />80. With the recordation of the parcel map, the applicant shall annex this development to <br />one of the existing Geologic Hazard Abatement District (GHAD) as determined by the <br />City Engineer. The applicant shall be responsible for preparing all necessary <br />documentation including any expenses of the City's geotechnical engineer for the <br />GHAD. The applicant shall be responsible for paying a "catch —up" payment to the <br />GHAD assessments and any expenses of the City's geotechnical engineer prior to the <br />approval of the parcel map. The GHAD engineer shall also determine if there should be <br />a different assessment for these new lots. The applicant and /or lot owners shall be <br />responsible for paying the future annual GHAD assessments for the development. <br />81. The applicant shall comply with the recommendations of the following geotechnical <br />reports: <br />a. "Preliminary Geotechnical Exploration, Yee Property, Pleasanton, California <br />dated October 20, 2005, prepared by Engeo, Inc. <br />b. "Supplemental Geotechnical Exploration, Yee Property, Pleasanton, California <br />dated February 22, 2006, prepared by Engeo, Inc. <br />82. The applicant's geotechnical consultant shall review and approve all foundation, <br />retaining wall, and drainage geotechnical aspects of all final development plans and /or <br />building permit plans to ensure that the recommendations have been properly <br />incorporated into the development. The consultant shall certify by writing on the plans or <br />as otherwise acceptable to the City Engineer and the Building and Safety Division that <br />the final development plan and /or building permit plan is in conformance with the <br />geotechnical report approved with the project. <br />83. Where the water main crosses the Alquist Priolo fault zone, the applicant shall install flex <br />couplings and valves on both sides of the fault zone to isolate the water line. The details <br />shall be shown on the improvement plans submitted with the parcel map for the review <br />and approval by the City Engineer and the Planning Division. <br />84. The developed project site shall be maintained through an ongoing Slope Management <br />Program (SMP) and a Plan of Control (POC), administered by the Geologic Hazard <br />Abatement District (GHAD). The applicants shall submit the SMP and POC, prepared <br />by an approved geotechnical consulting firm with budgets and assessments funding the <br />GHAD to the City Engineer for review and approval prior to approval of the parcel map <br />for this development. <br />Open Space Area <br />85. The open space areas on Lots 1 through 4 shall be preserved in perpetuity by deed <br />restrictions in lieu of a third party agency, such as the Tri- Valley Conservancy. The <br />wording for the deed restriction shall be submitted to the City Attorney for review and <br />approval before approval of the parcel map. <br />20 <br />
