Exhibit A <br /> PUD- 84- 21 -04M (Revised Project) <br /> Conditions of Approval <br /> Addition to the Civic Square Apartment Development <br /> 4800 Bernal Avenue <br /> April 20, 2010 <br /> Project Specific Conditions <br /> 1. The 36 -unit, 6- building addition and remodeling including site changes, landscaping, <br /> buildings, etc., covered by this approval shall be constructed substantially as shown on <br /> the development plans, Exhibit B, dated "Received, March 1, 2010," on file with the <br /> Planning Division, except as modified by the following conditions. Exhibit B for PUD -84- <br /> 21-04M includes: "Administration Clubhouse Building Floor Plans and Elevations", <br /> "Apartment Building Floor Plans and Elevations" "Focused Site, Landscaping, and Tree <br /> Removal Plans "Overall Site Plan "Stormwater Management Plan and Details," and <br /> "Materials and Color Samples Minor changes to the plans may be allowed subject to <br /> the approval of the Director of Community Development. <br /> 2. All conditions of approval for this development plan shall be reprinted and included as a <br /> plan sheet(s) with the building permit plan check sets including grading, construction, <br /> and landscaping plans, which shall be kept on the project site at all times. The applicant <br /> may request these conditions of approval be attached to the plan set as a separate <br /> document which he /she is responsible for obtaining and ensuring the conditions are <br /> securely attached. Prior approval from the Planning Division is required before any <br /> changes are constituted in site design, grading, etc. It is the responsibility of the project <br /> developer to ensure that the project contractors are aware of, and abide by, the <br /> approved plans and all conditions of approval. <br /> 3. The clubhouse shall be constructed to include a roof mounted photovoltaic system <br /> utilizing integral roof panels. The solar water heating system for the new swimming pool <br /> shall be mounted on the roof area of the two -story or three -story buildings in the central <br /> project area. The construction details shall be shown on the building permit plans prior <br /> to the issuance of building permit. <br /> 4. The in -lieu park dedication fees shall be paid with each Building Permit, at the rate then <br /> in effect, unless this requirement has been otherwise satisfied. <br /> 5. All proposed storm drain pipes shall be connected to the privately owned, storm drain <br /> system via a junction structure, i.e., manhole or inlet. The applicant may, at the <br /> discretion of the City Engineer, connect the new storm drains to the public 72 -inch storm <br /> drain line. The construction details shall be shown on the building permit plans prior to <br /> the issuance of building permit. <br /> 6. This project shall meet the minimum accessibility requirements of Chapter 11A Section <br /> 1103A.3.1 of the California Building Code for multi -story apartments in buildings with no <br /> elevator. At least 10 percent of the new apartment units shall be designed and <br /> constructed to comply with the following requirements: <br /> 1 <br />
