The environmental analysis will include a preferred alternative <br /> with development standards consistent with this shared vision such as: floor area ratio <br /> between .35 and .50; front setbacks of twenty feet, no side yard setbacks, and height <br /> maximums of three stories on Nevada Street and two stories on Stanley Boulevard. For <br /> properties developed with a building wall along the Nevada Street/sidewalk with parking <br /> in the rear, the parties contemplate that the site design would include attractive pedestrian <br /> walkways between the sidewalk and the parking areas designed to provide access to <br /> multiple buildings, supportive of the face front design. These development standards are <br /> intended to encourage pedestrian orientation to nearby uses and by way of the arroyo <br /> trail, to downtown. <br /> 8. Residential. The Property Owners are not asking for or expecting residential zoning. <br /> If the City, in its discretion, creates a mixed use zoning district including residential, the <br /> Properties will be considered as a possible location for that mixed use zone. <br /> 9. Parcel Map.
