19. That the developer install street frontage improvements per <br /> ordinance and to the satisfaction of the City Engineer. <br /> These improvements may include, but are not necessarily <br /> limited to, grading, curb and gutter, sidewalk, paving, <br /> storm drain, street lighting, underground utilities, traffic <br /> control devices, landscaping, and automatic irrigation systems. <br /> <br />20. That the developer submit a refundable cash bond for <br /> hazard and inspection control prior to issuance of a <br /> building permit. That amount of this bond will be deter- <br /> mined by the City Engineer. <br /> <br />21. That a sanitary sewer sampling manhole be provided on the <br /> sanitary sewer lateral unless otherwise waive~ by the City <br /> Engineer. <br /> <br />22. That prior to issuance of a building permit, the developer <br /> pay the applicable Zone 7 and City connection fees and water <br /> meter cost for any water meters (irrigation meters) not ~- <br /> directly related to a building permit. <br /> <br />23. That the developer dedicate to the City for street <br /> right-of-way purposes those parcels of land intended <br /> for public street widening. <br /> <br />24. That the developer grant an easement to the City over <br /> those parcels shown as public service easements (P.S.E.) <br /> and which are approved by the City Engineer or other parcels <br /> which may be designated by the City Engineer. <br /> <br />25. That approval of the design for the line, grade, and <br /> structural sections for the streets serving this develop- <br /> ment be withheld pending final engineering design and <br /> review by the City Engineer. <br /> <br />25. That all existing wells, septic tanks or holding <br /> tanks on the site be properly sealed, filled and abandoned <br /> prior to the start of grading operations unless Zone 7 <br /> retains specific wells for observation wells, or . <br /> special approval is obtained from the City Engineer for <br /> temporary use of an existing well~ for construction water. <br /> <br /> Any wells designated for abandonment or any wells encountered <br /> during construction, are to be destroyed in accordance with a <br /> permit obtained from Zone 7 by calling (415) 443-9300.' <br /> <br /> <br />
