10. That the maximum floor area ratio for any individual lot in the development-shall be 60%. 11. That the developer shall meet all the requirements of the Pleasanton Fire Code. 12. That front yard landscaping shall be installed by the developer and maintained by each individual homeowner. 13. That a homeowners' association shall be established for maintenance of all commonly owned areas, and that the CC&Rs of the development shall be submitted to the City for approval. prior to apprDval of a final map; that the City shall be named as third party beneficiary of the CC&Rs and granted the power to enforce their provisions if the homeowners' association fails to do so. 14. That no on-site or off-site grading shall take place on the subject property without prior City approval. 15. That no improvement activities including, but not limited to, grading, construction,' tree removal, or site preparation shall be initiated until all proper City permits have been obtained. 16. That the street numbers of the buildings be posted so as to be easily seen from the street at all times, day and night - · i7. That all lighting be constructed in such a manner that glare is directed away from surrounding properties and rights-of-way. 18. That all trees used in landscaping be a minimum of - 15 gallons in size and all shrubs a minimum of 5 gallons. 19. That if signing for the development is desired, a compre- hensive signing program-be submitted to the City for consideration under separate application. ~ 20. That 6" vertical concrete curbs be installed between all paved and landscaped areas. 21. That the applicant enter into an agreement with the City approved by the City Attorney which guarantees that all landscaping to be maintained by the home- owners association will be maintained at all times in a healthful, attractive and weedfree manner. Said agreement shall run with the land for the duration of the existence of the structures located on the subject property.
