EXHIBIT "A" <br /> "-Case PUD- 83 - 18 <br /> <br /> 1. That the development be substantially as shown on the <br /> development plan, Exhibit A, on file with the Planning <br /> Division. <br /> <br /> 2. That a 2-1/2 ft. to 3 ft. high masonry wall ~r wooden fence <br /> be constructed along the southern and western borders of the <br /> park adjacent to the Santa Rita Road/Valley Avenue inter- <br /> section in order to form a barrier between the park and <br /> other streets. <br /> <br /> 3. That a final landscape plan shall be Submitted to the <br /> Planning Division for approval prior to final map approval <br /> and that this plan shall show mounding and heavy land- <br /> scaping in that portion of the park adjacent to the Santa <br /> Rita Road/Valley Avenue intersection in order to discourage <br /> active park use in that area. A portion of that area may <br /> be used for picnicking. <br /> <br /> 4. That Orloff park shall be dedicated and improved in <br /> accordance with the agreements between the City and <br /> Morrison Homes dated 2/14/72 and 6/21/76. <br /> <br />~ 5 That segmented roll-up garage doors shall be used wherever <br />,7 ' <br /> driveway aprons are less than 23 ft. <br /> <br /> 6. That prior to final map approval, the developer shall have <br /> an acoustical analysis performed by an acoustical engineer, <br /> acceptable to the City, to determine heights of the masonry <br /> walls on Valley Avenue and Santa Rita Road and wherever ~lse <br /> in the tract they may be deemed necessary as a result of <br /> the study. <br /> <br /> 7. That the masonry wall shall be extended along the western <br /> property line of the southwesternmost unit in the development <br /> and along the southern property line of the southernmost <br /> unit adjacent to Santa Rita Road. <br /> <br /> 8. That the developer shall provide in-kind park improvements <br /> for the deficit in park area between the 8.54 acres required <br /> by the original PUD and the 8.12 acres proposed in case <br /> PUD-83-18. These improvements to be approved by the City' <br /> staff. <br /> <br /> 9. That the colors and materials to be used in the structure <br /> shall be submitted to the Planning Division for approval <br /> prior to issuance of a building permit. <br /> <br /> <br />
