<br />( <br /> <br />( <br /> <br />Commercial Uses <br /> <br />All allowed and conditionally allowed uses in the C-C <br />(Central Commercial), C-F (Freeway Commercial), and <br />C-N (Neighborhood Commercial) Districts except the 6.342 <br />acre parcel southeast of Gibraltar Drive and Stoneridge <br />Drive on which the commercial uses shall be limited to <br />the following: <br /> <br />A. Artists and engineering supply stores. <br /> <br />B. Barber and beauty shops. <br />C. Candy stores. <br /> <br />D. Catering establishments. <br /> <br />E. Delicatessen stores. <br /> <br />. F. Drug stores and prescription pharmacies. <br /> <br />G. Financial institutions including banks, savings <br />and loans, finance companies, etc. - CUP. <br /> <br />H. Gymnasiums and health clubs. - CUP. <br /> <br />I. Ice cream stores. <br /> <br />J. Liquor stores. <br /> <br />K. Newstands. <br /> <br />L. Printing shops. <br /> <br />M. Restaurants and soda fountains not including <br />drive-ins or take out food establishments. <br /> <br />N. Stationery stores. <br /> <br />o. Tobacco stores. <br /> <br />5. That because traffic generated by the Hacienda Business <br />Park will create unacceptable noise levels for residential <br />uses along certain streets within the City, accoustical <br />analyses shall be carried out on Santa Rita Road between <br />West Las Positas Boulevard and 1-580, West Las positas <br />Boulevard between Hopyard Road and 1-680, West Las Positas <br />Boulevard between the Southern Pacific Transportation <br />Company tracks and Santa Rita Road and Hopyard Road between <br />Valley Avenue and Stoneridge Drive to determine what miti- <br />gation measures are necessary to achieve an acceptable <br />level of noise within these areas. The applicant shall <br />pay for these analyses and for the noise mitigation <br />measures (mainly soundwalls) deemed necessary to atten- <br />tuate noise generated by the project.
