23.. That the developer dedicate to the City for street <br /> right-of-way purposes those parcels of land intended <br /> to be public streets as shown on the development plan. <br /> <br />24. That the developer dedicate a grant of easement to <br /> the City over those parcels shown on the development <br /> plan as public service easements (P.S.E.). <br /> <br />25. That approval of the design for the line, grade, and <br /> structural sections for the streets serving this <br /> development be withheld pending final design and <br /> review by the City Engineer. <br /> <br />26. That the developer secure approval from the Planning <br /> Director for all proposed street names prior to submittal <br /> of the final map. <br /> <br />27. That vertical P.C.C. curbs and gutters be constructed <br /> within this development unless otherwise approved by <br /> the City Engineer and that the curb and gutter be <br /> poured monolithically with the sidewalk when the <br /> sidewalk is adjacent. <br /> <br /> 28. That detailed grading and drainage plan and all <br /> supporting information and design criteria be <br /> submitted as part of the improvement plans for the <br /> development. <br /> <br /> 29. That the minimum grade for gutter flowlines in <br /> public streets be set at 0.5% unless otherwise <br /> approved by the City Engineer. Grades less than <br /> 0.5% down to 0.3% shall require special approval, <br /> submittal of as-built grade sheets, and controlled <br /> flow.testing. <br /> <br /> 30. That all existingwells, septic tanks or holding <br /> tanks on the site be properly sealed, filled and <br /> abandoned prior to the start of grading operations <br /> unless Zone 7 retains specific wells for observation <br /> wells, or special approval is obtained from. the City <br /> Engineer for temporary use of an existing well for <br /> construction water. <br /> <br /> <br />
