Commissioner O'Connor stated that it is within the Commission's purview to condition <br /> the project to address those concerns. <br /> Chair Pearce agreed with the comments of the Commissioners but voiced her concern <br /> that the semi -rural feel of Happy Valley is achieved with this property. She stated that <br /> she cannot recommend approval for the project with incomplete visuals or without <br /> understanding the range of options. She indicated that she is not opposed to amending <br /> a specific plan if she is confident she has all of the information she needs to achieve the <br /> semi -rural character. She added as a side note that she is opposed to the concept that <br /> you need to alter the entire neighborhood to appease the golf course, as the <br /> neighborhood was in place before the golf course was, and she is not inclined to <br /> change the HVSP for the golf course. <br /> Chair Pearce asked staff and the applicant if they had enough direction to proceed. <br /> Mr. Dolan noted that most of the comments have concentrated on visuals and what the <br /> plan will look like and that staff will focus on this. <br /> Chair Pearce stated that the item is being continued to a future meeting. <br /> PLANNING COMMISSION MINUTES, April 15, 2009 Page 6 of 6 <br />
