There is an existing residence, a second dwelling unit, and two accessory structures <br /> located at the south side of the property and Happy Valley Creek is located along the <br /> northeast of the site. The remaining middle and upper portion of the site is vacant and <br /> undeveloped. <br /> PROJECT DESCRIPTION <br /> The applicant proposes a development plan to subdivide and create six lots on the site. <br /> In order to allow more than the allocated number (anything above three), the applicant <br /> will need an amendment to the General Plan and the Happy Valley Specific Plan and <br /> will need to rezone the ±6.13 acre property.
