In response to the comments received during three previous Planning Commission <br /> meetings, the applicant prepared site plans and photo simulations for three, five, and six <br /> lot projects. The applicant felt that the photomontages would demonstrate that having <br /> five or six lots would still be visually compatible with adjacent developments. The <br /> photomontages of the three, five, and six lot layouts can be found in Attachment 4. <br /> At their October 28, 2009 meeting, the Commission voted 4 -1 to deny increasing the <br /> density beyond the maximum number allotted per the General Plan and HVSP. <br /> Please refer to Attachment 5 for the Commissioners comments and meeting minutes. <br /> Please refer to the "Background" section of the attached Planning Commission staff <br /> report dated October 28, 2009, for additional information (Attachment 6). <br /> SITE DESCRIPTION <br /> The subject site is an approximately 6.13 acre relatively flat parcel located in the <br /> Sanctuary Lane and Sleepyhead Lane area of the Happy Valley Specific Plan, adjacent <br /> to the Callippe Preserve Golf Course. The Spotorno Ranch property is located north of <br /> the subject property, north of Happy Valley Road, with the Callippe Preserve Golf <br /> Course located south and east of the subject site.
