23. That 2,500 sq. ft. shall be the minimum size for houses on <br /> the proposed lots. <br /> <br />24. That concurrent with the street improvements for the <br /> property, a water line loop connection to the water line on <br /> the Panganiban property be installed to the specifications of <br /> the City Engineer. <br /> <br />25. That the developers secure approval from the Planning <br /> Director for all proposed street names prior to submittal of <br /> the tentative map. <br /> <br />26. That the developer provide a tract name per Subdivision <br /> Ordinance requirements prior to submittal of the tentative <br /> map. <br /> <br />27. That if the owners/developers of this tentative tract, or any <br /> portion of this tract, begin development prior to completion <br /> of the proposed projects to the west, they shall be <br /> responsible for providing all off-site public improvements <br /> necessary to serve this tract, portion thereof, and any shed <br /> areas to the east to the satisfaction of the City Engineer. <br /> <br />28. That the owner/developers agree to participate to the extent <br /> of their benefit in an areawide sanitary sewer, storm drain, <br /> and water system project. <br /> <br />29. That the determination of the extent of participation in the <br /> areawide sanitary sewer, storm drain, and water system <br /> project be made prior to City Council approval of any final <br /> map for this development. <br /> <br />30. That the applicant shall design and install the public street <br /> improvements along the Mohr Avenue frontage of this <br /> development and any required transitions, all to the <br /> satisfaction of the City Engineer. These improvements shall <br /> be as generally shown on the PUD-86-15 "Mohr Avenue typical <br /> section." <br /> <br />31. That in the event that PUD-83-10/TM5445 <br /> (Singleton/Cartlidge/Wagerman) is not improved prior to or <br /> concurrent with the development of this parcel, the <br /> north-south private street shall be installed entirely along <br /> the east edge of and within this development (including <br /> utilities) unless otherwise approved by the City Engineer. <br /> <br />32. That in the event PUD-83-12/TM5446 (Panganiban) is not <br /> improved prior to or concurrent with the development of this <br /> parcel, the east/west center private street shall terminate <br /> on the west end with a temporary or permanent cul-de-sac. <br /> <br /> - 3 - <br /> <br /> <br />
