0~DI~AiqCE N0. 1286 <br /> <br /> Conditions of Approval for Case PUD-86-15 <br /> <br />1. That the development plan be substantially as shown on the <br /> development plan for Case PUD-86-15 on file with the Planning <br /> Department, except that the development plan be amended by <br /> redesigning the lots on the Combs parcel to generally conform <br /> with the lots shown on the "Staff Option Map," except that <br /> the western lot line of Lot 7 be moved to the west of the <br /> barn and the other lot lines be adjusted accordingly, the <br /> exact lot configurations to be established with the tentative <br /> map. <br /> <br />2. That homes for all corner lots on Mohr Avenue shall be <br /> designed so that they face those streets. <br /> <br />3. That the developer be aware that growth management approval <br /> must be granted prior to subdivision of the subject property. <br /> <br />4. That no on-site or off-site grading shall take place on the <br /> subject property without prior City approval. <br /> <br />5. That the applicant be cognizant of the fact that City <br /> approval is required prior to removal of any heritage size <br /> trees on the subject property. <br /> <br />6. That no improvement activities including, but not limited to, <br /> grading, construction, tree removal, or site preparation <br /> shall be initiated until all proper City permits have been <br /> obtained. <br /> <br />7. That the development shall meet all requirements of the City <br /> Fire Department, including fire hydrant location and water <br /> flow to the subject property. <br /> <br />8. That the street number of all structures shall be posted so <br /> as to be easily seen from the street at all times, day and <br /> night. <br /> <br /> 9. That prior to the issuance of individual building permits, a <br /> street tree and drainage plan be approved by the Planning <br /> Director for the specific lot in questions. <br /> <br /> 10. That the site be kept free of fire hazards from the start of <br /> construction to final inspection and that the Fire Department <br /> emergency number be provided adjacent to all telephones on <br /> site. <br /> <br /> 11. That all dwelling units in the development be constructed to <br /> meet the latest PG&E Energy Conservation Home Standards. <br /> <br /> 12. That the following water conserving plumbing fixtures be <br /> installed: a) low flush water closets; b) shower flow <br /> control heads; c) aerators in interior faucets; and d) <br /> insulation of hot water lines. <br /> <br /> - 1 - <br /> <br /> <br />
