this level is unacceptable in terms of risk to the public's health and safety, a <br />scrubber for the ventilation system shall be installed, subject to the review and <br />approval of the Fire Chief and Director of Building Inspection. <br />72. A hazardous materials management plan shall be prepared pursuant to the City's <br />Hazardous Materials Ordinance and the Uniform Fire Code. The plan shall be <br />submitted to the Fire Chief at least two weeks prior to the building's occupancy. <br />73. All hazardous materials including solids, liquids, and gases, in either the pure, <br />processed, or waste state, shall be used and stored inside the buildings covered <br />by this development plan approval. <br />74. NFPA placards indicating the relative hazard of the facility shall be posted at all <br />times at the entrances to this building. The placards shall be posted in a location <br />that is clearly visible by firefighters. <br />Engineering Requirements: <br />75. The project developer shall construct a bus pullout area, the location and <br />geometrics of which shall be subject to the review and approval of the City <br />Engineer. In addition to the bus pullout area, the project developer shall <br />construct transit shelters with trash receptacles at locations determined by the <br />Planning Director and the City Engineer. The shelter and trash receptacle design <br />shall be approved by the Planning Director prior to issuance of project building <br />permits. An encroachment permit shall be obtained prior to installation. Lighting <br />shall be provided if determined to be necessary by the City Engineer. The transit <br />shelters shall be maintained by the property owner or the property owners <br />association. <br />76. All utilities required to serve any existing or proposed development on -site shall <br />be installed underground, unless otherwise determined by the City Engineer. <br />77. The paving sections for the on -site parking and drive areas shall be designed on <br />the basis of an R -Value test and a traffic index to carry the anticipated traffic <br />loads. This design shall be subject to the approval of the Director of Building <br />Inspection. The minimum paving section shall be two inches of asphalt concrete <br />(A.C.) on a six -inch asphalt base (A.B.). The minimum A.C. pavement slope <br />shall be one percent. For pavement slopes less than 1.0- percent, the surface <br />runoff shall be carried in a concrete gutter to an acceptable point of discharge. <br />The minimum slope for concrete gutter shall be 0.5- percent. <br />78. The project developer shall install street frontage improvements facing Stanley <br />Boulevard and Bernal Avenue per Chapter 19.40.010 of the Pleasanton <br />Municipal Code and to the satisfaction of the City Engineer. These <br />improvements may include, but are not necessarily limited to, grading, curb and <br />gutter, separated sidewalks, paving, storm drain, sanitary sewer, water facilities, <br />15 <br />
