Require a traffic analysis showing the traffic <br /> impacts of the proposed development on the intersections <br /> located on Valley Avenue from Bernal Avenue to the Arroyo <br /> Del Valle, inclusive; on Bernal Avenue from Valley Avenue <br /> to 1-680 southbound offramp, inclusive; and on the <br /> intersections within the Project; and <br /> <br /> B. Require mitigation measures as conditions to <br /> the proposed developments on the Undeveloped Parcels so <br /> that LOS D (91% of capacity) will not be exceeded at the <br /> above-listed intersections if the traffic analysis shows <br /> that addition of the traffic generated by the proposed <br /> development on the Undeveloped Parcels would cause any of <br /> the above-listed intersections to exceed LOS D; <br /> <br /> C. Deny any proposed development on the <br /> Undeveloped Parcels if the traffic analysis shows that <br /> the addition of the traffic generated by the proposed <br /> development would cause one of the above-listed <br /> <br /> intersections to exceed LOS D and there are no mitigation <br /> measures that can be implemented to improve the impacted <br /> intersection(s) to mid-LOS D (86% of capacity). <br /> <br /> 5. If the City does not so condition or deny any <br />development proposal on the Undeveloped Parcels as set forth in <br />Paragraph 4 above, the City agrees not to deny final design <br />approval of any site specific projects proposed as a part of <br />the Project which would otherwise be denied pursuant to <br />Condition 14(b)(ii). <br /> <br /> Pa nP? <br /> <br /> <br />
