Project Specific Conditions <br />EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PCUP -131, Bill Kolb <br />11393 Dublin Canyon Road <br />December 8, 2004 <br />1. The storage and maintenance of the interim soil stockpiles shall substantially conform to <br />the development plans, Exhibit "A dated "Received November 4, 2004" on file with the <br />Planning Department, except as modified by the following conditions. Minor changes to <br />the plans may be allowed subject to the approval of the Planning Director if found to be <br />in substantial conformance to the approved exhibits. <br />2. All conditions of Case PUD -99 -03 shall remain in full force and effect. <br />3. The project developer or the property owner shall submit an application and plans for a <br />grading/on -site permit to the Building Department for the interim soil stockpiles within <br />90 days of this approval. The plans shall be subject to the review and approval by the <br />City Engineer, Director of Building Inspection, and Planning Director before issuance of <br />the permit. If the project developer or the property owner fails to submit the application, <br />the conditional use permit will expire having neither further force nor effect. <br />4. Within 90 days of the approval of this application, the project developer or the property <br />owner shall remove the straw covering the dirt piles and shall plant the dirt piles with a <br />hydroseed mixture consisting of the following species: crimson clover (20.0 lbs /acre), <br />California poppy (3.0 lbs /acre), valley lupine (5.0 lbs /acre), farewell -to -spring (2.0 <br />lbs /acre), and African daisy (2.0 lbs /acre). The hydroseed mixture shall be specified on <br />the plans for the on- site /grading permit. The project developer or the property owner <br />shall maintain the hydroseeding for as long as the stockpiles remain in place on the site. <br />5. No trees shall be removed other than the two existing cottonwood trees that have already <br />been removed. Within 90 days of the approval of this application, the project developer <br />or the property owner shall pay to the City the amount of $5,000.00 to be deposited in the <br />City's Urban Forestry Fund. <br />6. If the stockpiles covered by this approval result in conflicts or other impacts to the site <br />and/or surrounding properties, at the discretion of the Planning Director, this conditional <br />use permit may be referred to the Planning Commission for subsequent review at a public <br />hearing. If necessary, the Planning Commission may modify or add conditions of <br />approval to mitigate such impacts, or may revoke said conditional use permit. <br />1 <br />
