9. That the requirements of the Fire Code shall be adhered to <br /> for landscaping along the driveway and around.the residence- <br /> <br /> 10. That a turn-around satisfactorY to the Fire Chief shall be <br /> incorporated. at the residence end of the driveway- <br /> <br /> 11. That the house address shall be conspicuously posted at the <br /> driveway entrance off of Feather Court. <br /> <br /> 12. That the owner of Parcel 14 shall make his property <br /> continuously open for Fire and Public Works personnel to <br /> inspect the condition of the driveway, and the owner shall <br /> undertake within two weeks of notice such remedial work as <br /> may be required by the Fire Chief or City Engineer to <br /> maintain the driveway in a condition passable to emergency <br /> vehicles. <br /> <br /> 13. That the residence constructed on Parcel 14 shall be fully <br /> sprinklered, as required by NFPA Standard 13D. <br /> <br /> 14. That specimen trees, 24-inch box or larger, be planted at or <br /> slightly below the ultimate building pad and minimum 15 <br /> gallon trees be planted within the fill slope below the <br /> driveway in order to soften the development from the view of <br /> Lots 20-24, the type and location of such trees to be <br /> determined by the Planning Director and the applicant. <br /> <br /> 15. That all grading shall be rounded at the edges of cuts and <br /> fills to create .natural" landforms. <br /> 16. That an erosion control plan shall be implemented as shown on <br /> the Erosion Control Plan as may be required by City <br />· regulations- <br /> <br /> 17. That a revegetation and/or landscape plan meeting the dual <br /> requirements of slope stabilization and fire safety for those <br /> areas along the driveway and around the residence shall be <br /> submitted for approval by the P~anning Director prior to <br /> issuance of a building permit~ a revegetation plan for slope <br /> stability shall be submitted for all other cut and fill <br /> slopes. Installation of said landscaping along the driveway <br /> and cut bank shall be completed as soon as practible <br /> following completion of the driveway and pad grading. <br /> Complete landscaping shall be installed prior to the onset of <br /> the next winter. The area around the residence shall be kept <br /> in a fire-safe condition until final landscaping in this area <br /> is installed. <br /> <br /> - 2 - <br /> <br /> <br />
