CONDITION8 OF APPROVAL <br /> <br /> pUD-82-10-3M <br /> <br />1. That the development shall be substantially as shown on the <br /> revised site plan and grading plan on file with the Planning <br /> Department. <br /> <br />2. That all grading for this parcel, whether for the residence, <br /> any other structure, or for landscaping purposes, shall not <br /> extend beyond that area shown as graded on the Grading Plan; <br /> all grading shall take place under the supervision of a <br /> registered Soils Engineer- <br /> <br /> 3. That prior to the issuance of a grading or other permit for <br /> construction of the pad/roadwaY, a letter of credit in a form <br /> and amount determined satisfactory by the Director of <br /> Engineering shall be delivered to the City securing the <br /> completion of the hydroseeding of all cut/fill slopes and the <br /> maintenance thereof from completion until a final building <br /> permit is issued for the residence to be constructed- This <br /> letter of credit shall also secure the completion and <br /> maintenance of all storm drainage systems, temporary and <br /> final, and completion and maintenance of roadway until the <br /> final building permit is issued. <br /> <br /> 4. That the driveway surface shall be a rough textured concrete- <br /> <br /> 5. That the drainage swale along the driveway shall be concrete <br /> lined and constructed to the satisfaction of the City <br /> Engineer. <br /> <br /> 6. That the applicant shall submit a final grading and drainage <br /> plan prepared by a licensed civil engineer depicting all <br /> final grades and on-site drainage control measures, including <br /> concrete lined v-ditches to protect all 2:1 cut and fill <br /> slopes from surface water overflow. This plan shall be <br /> reviewed and approved by the planning Director prior to the <br /> start of any grading. <br /> <br /> 7. That the driveway shall be redesigned at its intersection <br /> with Feather Court tO reduce the grade change at its junction <br /> point, said redesign to be to the satisfaction of the City <br /> Engineer. <br /> <br /> 8. That no excess soils shall be exported from the site without <br /> the approval of the planning Director. No excess soil shall <br /> be stockpiled on the site at any time. <br /> <br /> - 1 - <br /> <br /> <br />
