CONDITION2 OF ~PPROV~L <br /> <br /> PUD-S6-13 <br /> <br /> DOLOI~B PL~C~ <br /> <br />1. That the development shall be in substantial conformance <br /> with Exhibit A - Site Development Plan and Grading Plan, <br /> on file with the Planning Department, except as modified <br /> by these conditions. <br /> <br />2. That the design of the dwellings shall conform in <br /> appearance and color to those existing in the adjoining <br /> Pleasanton Hills subdivision (Tract 4611); all building <br /> elevations shall receive "front facade" type treatment. <br /> Dwellings shall be a minimum 2,500 sq. ft. in size. <br /> Floor plans, front elevations, and setbacks shall be <br /> varied sufficient to achieve a streetscape as varied in <br /> appearance as exists in Pleasanton Hills. Final design <br /> of each dwelling shall be subject to approval by the <br /> Planning Director prior to issuance of a building <br /> permit. <br /> <br /> 3. That the uses and site standards shall be those on the <br /> R-1-6500 zoning district except as expressly modified <br /> herein: <br /> <br /> a. Lots 3, 11, and 12 shall be single-story; <br /> <br /> b. Lot 2 shall have a two-story home constructed on <br /> it, sited with the front and rear walls parallel to <br /> Dolores Place; <br /> <br /> c. The residence on Lot 2 shall have a minimum side <br /> yard setback (five feet) on the northern side; <br /> <br /> d. Lot 2 shall have a 30 foot minimum rear yard <br /> setback; Lot 3 shall have a minimum 75 foot rear <br /> yard setback. <br /> <br /> 4. That the private park shall be a part of this PUD as <br /> shown on Exhibit A if, within 90 days following approval <br /> of this PUD, the Pleasanton Hills Owners' Association <br /> annexes the project, including the park, to its <br /> association. In the event the project and private park <br /> is not so annexed, a revised development plan containing <br /> twelve units developed with essentially the same grading <br /> provisions and street configuration shall be submitted, <br /> <br /> - 1'- <br /> <br /> <br />
