That the preliminary site work for the entire <br /> project (grading, utilities, etc.) be <br /> completed prior to the occupancy of Phase I. <br /> <br /> c. That the handicap parking spaces be relocated <br /> so that they are in the parking row closest to <br /> the buildings. <br /> <br /> 2. That the design of the carports shall be reviewed <br /> and approved by the Planning Director prior to the <br /> issuance of a building permit. The carports shall <br /> be designed to incorporate the color and some of <br /> the design features of the building. <br /> <br /> 3. That a fence plan shall be reviewed and approved by <br /> the Planning Director prior to the issuance of a <br /> building permit. The plan shall indicate the <br /> color, height, elevation and location of all <br /> peripheral walls and/or fences on the site. <br /> <br /> 4. That lighting be installed under the carports to <br /> the satisfaction of the Police Department. <br /> <br /> 5. The applicant shall install a temporary cul-de-sac <br /> at the southerly terminus of Old Bernal Avenue. <br /> This cul-de-sac shall be designed and installed to <br /> the requirements of the City Engineer. <br /> <br /> 6. The applicant shall install the public improvements <br /> for the easterly one-half of Old Bernal Avenue. <br /> This shall serve as an interior access road until <br /> such time as the property to the west of Old Bernal <br /> Avenue is developed by others. <br /> <br /> 7. Due to the need to widen Old Bernal Avenue from a <br /> future 64 ft. wide (curb to curb) street section in <br /> order to provide for a four lane street with <br /> on-street parking lanes, on-street bicycle lanes, <br /> and raised median islands for protected turning <br /> movements; the applicant shall cause the design <br /> plans for Old Bernal Avenue, at its proposed <br /> intersection with Bernal Avenue, to be revised <br /> prior to construction. These revisions are <br /> required to provide for the correct alignment of <br /> widened Old Bernal Avenue south of Bernal Avenue <br /> with existing Old Bernal Avenue north of Bernal <br /> Avenue. <br /> <br /> 8. That this development shall be subject to all <br /> Standard Conditions of Development, attached hereto <br /> and made part of this case by reference, except <br /> conditions 12, 13, 25, 29, 31, 33, 46, and 49. <br /> <br /> <br />
