F. That additional parking offsets, as determined by <br /> the planning Director, be located along the rear <br /> driveway to maintain safe vehicle speeds. <br /> <br />G. That any changes to the design of patio walls or <br /> other building features be reviewed by the Planning <br /> Director prior to the issuance of building permits. <br /> <br />H. That the walkway which transverses the entire <br /> project be given a special paving design treatment <br /> through the parking areas in order to be better <br /> discerned by motorists and pedestrians- <br /> <br /> I. That the final design, colors, and landscape plan <br /> for the project sign be submitted and approved to <br /> the Planning Department prior to the issuance of <br /> building permits. <br /> <br /> J. That the developer shall install a separated eight <br /> foot (8') wide P.C.C. sidewalk along the Owens Drive <br /> frontage and a five foot (5') wide P.C.C. sidewalk <br /> along the Andrews Drive frontage of the development. <br /> All of the sidewalks shall be installed to City <br /> standards. <br /> <br /> K. The developer shall design the Andrews Drive <br /> entrance driveway to function under the proposed <br /> loading to the satisfaction of the City Engineer. <br /> <br /> L. The developer shall design the proposed driveway at <br /> Old Santa Rita Road and the proposed driveway at <br /> Owens Drive to be 30 ft. wide, street type opening. <br /> These driveways shall be designed and installed to <br /> the satisfaction of the City Engineer. <br /> <br /> M. The developer shall redesign and reconstruct, as <br /> required, the north terminus of the existing median <br /> island and the existing double left turn lane <br /> striping in Old Santa Rita Road in order to provide <br /> for left turn stacking- This work shall be done at <br /> the developer's expense to the satisfaction of the <br /> city Engineer. <br /> <br /> N. That the approval of this major modification shall <br /> be subject to the above listed conditions which <br /> supersede all previous conditions of approval for <br /> case PUD-85-17. <br /> <br /> O. That the play equipment installed within the tot lot <br /> area shall be designed for use by children 2 to 10 <br /> years of age. The design of such equipment shall be <br /> submitted for review and approval by the Planning <br /> Director prior to issuance of any building permits. <br /> <br /> <br />
