e) all uses and site standards for the project shall be <br /> those of the R-1-6500 District except as modified by <br /> these conditions; <br /> <br /> f) the minimum setbacks of the main structure for all lots <br /> less than 6500 sq. ft. shall be as follows: <br /> <br /> Front Yard 18 feet (23 feet at garage <br /> unless roll-up garage door <br /> provided) <br /> <br /> Rear Yard 20 feet <br /> Side Yard 5 feet <br /> <br /> Street sides of <br /> Corner Lot 10 feet; <br /> <br /> all lots 6500 sq. ft. or larger shall meet normal <br /> setback requirements; and <br /> <br /> g) maximum floor area ratio for the main structure of any <br /> lot shall not exceed 45%; and <br /> <br /> 1) All lots bordering the existing single family homes <br /> shall be a minimum of 6,500 sq. ft. in area. <br /> <br /> 2. The project shall dedicate to the City for park purposes a <br /> minimum 2.2 acre parcel of land in the northwest corner of <br /> the project site; the developer shall further improve said <br /> 2.2 acre City park with a minimum of turf and irrigation <br /> system (plus all fronting streets) in conjunction with the <br /> first phase of the project, said improvements to be <br /> determined by the normal park and Recreation Commission/City <br /> Council approval process. No occupancy of any unit shall be <br /> permitted until the park improvements are complete. Said <br /> park dedication and improvement shall constitute fulfillment <br /> of the park dedication ordinances in lieu fee requirements <br /> but shall not reduce any other applicable developer fee to <br /> which this project may be subject. <br /> <br />3. All building models shall be subject to design review by the <br /> Planning Commission at the time of tentative map submittal. <br /> A minimum of four floor plans shall be used in the tract, <br /> with each plan having multiple facade treatments. <br /> <br />4. Review of grading, drainage, other utility systems, and other <br /> engineering items shall be deferred until the tentative map <br /> is received; provided, however, that the water system shall <br /> be looped to have two "feeds." <br /> <br />5. The use of and the access to the parcel of land between the <br /> east project boundary and the proposed Arroyo Los Positas <br /> shall be determined prior to tentative map submittal. <br /> <br /> <br />
