CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1269 <br /> <br /> APPROVING THE APPLICATION OF FALCON DEVELOPMENT COMPANY <br /> FOR A MAJOR MODIFICATION TO PUD-84-12 (PUD-84-12-1M) <br /> <br />WHEREAS, Falcon Development Company has applied for a major <br /> modification to an approved development plan located at <br /> the terminus of West Las Positas Boulevard; and <br /> <br />WHEREAS, based on the Initial Environmental Study, a negative <br /> declaration was adopted by Council on August 5, 1986; <br /> and <br /> <br />WHEREAS, Council received the Planning Commission's <br /> recommendation for approval of the development plan; and <br /> <br />WHEREAS, a duly noticed public hearing was held on August 5, <br /> 1986; and <br /> <br />WHEREAS, the City Council finds that this development plan is <br /> consistent with the General Plan policies of the City of <br /> Pleasanton; <br /> <br />THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br />FOLLOWS: <br /> <br />Section 1: Approves the major modification to the development <br /> plan for the 21.8 acre site located at the eastern <br /> terminus of West Las Positas Boulevard subject to the <br /> following conditions: <br /> <br />1. The development plan shall consist of the following <br /> development standards: <br /> <br /> a) West Las Positas Blvd. shall curve gently to the north, <br /> creating a minimum 2.2 net acre park in the northwest <br /> corner of the site; <br /> <br /> b) two streets shall be stubbed into the Staples Ranch <br /> property along the project's northern boundary; at least <br /> two looped streets shall provide access to the majority <br /> of the site from West Las Positas Boulevard; <br /> <br /> c) street design shall favor culs-de-sac and curvilinear <br /> ways in lieu of long, straight streets; street widths <br /> and alignments shall meet the requirements of the City's <br /> subdivision ordinance and other adopted standards; <br /> <br /> d) the project shall include a maximum of 109 lots, with a <br /> minimum lot size of 5000 sq. ft.; <br /> <br /> <br />
