5. That all the recommendations contained in the Tree Report, <br /> dated May 5, 1986, prepared by Hort Science, Inc., shall be <br /> implemented in the development of the site. <br /> <br />6. That the 89" diameter sycamore (Tree #1 in the Tree Report) <br /> shall be featured in the design of the building and/or park <br /> to be developed in the area of the tree. <br /> <br />7. That the linear "spine" park connecting the Arroyo area with <br /> the entry landscape plaza shall include a minimum one acre <br /> park designed as an urban park "retreat," not simply <br /> setback-type landscaping. <br /> <br />8. That the Arroyo del Valle perimeter landscaping shall include <br /> a minimum of four nodes where the 30 ft. minimum landscaped <br /> area between the all weather vehicular access and the parking <br /> lot area and/or buildings to the south is widened to a <br /> minimum dimension of 65 feet. <br /> <br />9. That the final design of the "West Perimeter" (I-680 area) be <br /> approved by the Planning Director prior to commencement of <br /> landscaping this area, said final plan to include a final <br /> plan for the installation and, if required, maintenance of <br /> the 1-680 right-of-way and redesign to account for an 8-foot <br /> pathway and the presence and access needs of the sewer lines <br /> within this area. <br /> <br />10. That the total square footage of buildings within Koll Center <br /> Park shall not exceed 35% of the gross acreage of the site; <br /> gross acreage shall not include the area of Arroyo del Valle <br /> dedicated to Zone 7. <br /> <br />11. That all trees and shrubs planted on a development site shall <br /> be a minimum of 15 gal. and 5 gal. in size, respectively; <br /> trees and shrubs planted in the arroyo zone and along the <br /> western perimeter shall be likewise sized unless the Director <br /> of Planning approves a smaller size. <br /> <br />12. That the detailed plan showing access to the Arroyo del Valle <br /> pathway be approved by the Director of Planning prior to <br /> installation of the pathway; said access should provide <br /> access for maintenance and security personnel while <br /> controlling undesirable vehicular u~e of the pathway. <br /> <br /> 13. That the parking area landscaping within integral parking <br /> areas shall be of the same planting design, but that <br /> individual parking areas be landscaped differently in order <br /> to add variety and a sense of place to various areas of the <br /> park. <br /> <br /> 14. (a) When the Level of Service reaches LOS D (equal to or <br /> greater than 81% of capacity) as defined in the City's <br /> Standard Assumptions for Traffic Studies at any <br /> intersection or intersections affected by the project, <br /> the developer shall begin to implement feasible <br /> mitigation measures.
